Thermal Imaging & Energy Loss (Infrared)
Serving Chicago & NW Indiana
Valor Property Inspections utilizes state-of-the-art infrared technology to visualize what the naked eye cannot see. As a Veteran-Owned firm and FAA Certified Drone Pilot, we use high-resolution thermal sensors to detect “hidden” moisture, insulation gaps, and electrical hotspots. We turn invisible energy loss into actionable data, helping you save money and protect your property’s structural integrity.

Are You Paying to Heat the Outdoors?
Chicago winters and humid Midwest summers put massive stress on your home’s “envelope.” Without infrared diagnostics, homeowners often deal with:
- The “Drafty” Mystery: Feeling cold air even when windows are shut—usually caused by missing insulation in wall cavities.
- Invisible Moisture Traps: Slow leaks inside walls or ceilings that haven’t stained the drywall yet but are already growing mold.
- Overheating Electrical: Breakers or wiring that are running dangerously hot, posing a fire risk that a standard visual check would miss.
- Sky-High Utility Bills: Energy “bleeding” out of poorly sealed attics, crawlspaces, and outlets.
The Service Deep-Dive: Our Thermal Audit
We don’t just “take pictures”; we perform a comprehensive thermal scan of the entire property:
- The Thermal Envelope: Scanning all exterior-facing walls and ceilings for “thermal bridging” (missing insulation).
- Fenestration Audit: Checking seals around all windows and doors for air infiltration.
- Electrical Safety Scan: Inspecting the main service panel and visible junctions for “hot spots” indicating overloaded circuits.
- HVAC Performance: Verifying that air is flowing correctly through registers and that ductwork isn’t leaking into unconditioned spaces.
- Moisture Detection: High-sensitivity scans of “wet areas” (bathrooms, kitchens, basements) to find evaporative cooling patterns that signal leaks.
Tools of the Trade
FLIR Infrared Technology
We utilize industry-leading FLIR (Forward-Looking Infrared) sensors to ensure the highest degree of thermal sensitivity:
- FLIR High-Resolution Cameras: Capable of detecting temperature differences as small as 0.1°C, ensuring no leak or draft goes unnoticed.
- Drone-Mounted Thermal Sensors: Our FAA-Certified drone allows us to perform aerial thermal scans of roofs to find “wet” insulation and heat loss through chimney stacks.
- BREEZE CRM Integration: We embed thermal “Heat Maps” directly into your digital report, providing a clear visual side-by-side with standard photos.
- Moisture Meter Cross-Verification: Every thermal anomaly is verified with a physical moisture probe to ensure 100% accuracy.

The Valor Difference
Why Chicago Chooses Infrared by Valor
- Bilingual (Spanish) Reporting: We provide thermal consultations in Spanish, helping you understand the complex relationship between insulation and air quality.
- FAA Certified Drone Pilot: We are one of the few firms in the region capable of performing Aerial Thermal Roof Inspections to detect flat-roof leaks and insulation saturation.
- Sentrilock Access: We can perform exterior and interior thermal scans autonomously, keeping your schedule clear.
- 24/7 Availability: Whether it’s the dead of winter or the height of summer, we are available to capture the best thermal data when the temperature “Delta” is highest.

Service Area
Targeted Energy Audits for the Region
We specialize in the unique thermal challenges of:
- Historic Chicago Masonry: Detecting heat loss in the solid brick “Two-Flats” of Pilsen, Bridgeport, and Avondale.
- NW Indiana Suburbs: Energy audits for the large residential builds in St. John, Munster, and Crown Point.
- Chicago High-Rises: Identifying window-seal failures in the condos of the West Loop and South Loop.

Semantic FAQ
No. Thermal imaging detects surface temperature differences. If there is moisture or a draft behind the wall, it changes the temperature of the wall surface, allowing us to "see" the pattern of the problem.
The best results occur when there is a significant difference between indoor and outdoor temperatures (Winter or Summer). This makes the "heat signatures" of leaks much more obvious.
Not directly. However, it finds the moisture and cold spots that allow mold to grow. By fixing the thermal issue, you prevent the mold from ever starting.
